What to check before you sign
Ask who actually owns the villa and see the certificate. Confirm what happens to the deposit, who pays for pool and garden upkeep, whether electricity is on a token meter, and what the internet speed really is. Get the handover condition photographed. If the villa is also listed nightly, confirm in writing that it is off the nightly calendar for your whole term.

Monthly or yearly?
Twelve month terms are usually 10–20% cheaper per month than six month terms, and owners strongly prefer them. Six months is negotiable outside high season. Anything shorter is priced as a holiday let.
